Fair Housing Statement: Rushmore Property Management LLC conducts all business in accordance with Federal Fair Housing Law, as well as all state and local laws. We are a fair housing provider. Tenant Application Screening Process: This is a nonrefundable application fee of $35 per adult (over 18 years old) and older to be paid when an application is submitted. This fee is nonrefundable unless we do not process your application. We will accept the first qualified applicant. If the application being processed does not qualify, we will then call the next interested party and process their application upon their paying the application fee.

Application fee: There is a $35 nonrefundable application fee per adult living in the unit.
Application Requirements: Your application must be filled out completely and accurately. An incomplete application may be rejected. Any misstatements or omissions made on your application may be grounds for denial. If information given on the application cannot be verified, this may be reason for denial.
Identification and Application Process: Every individual 18 years of age and over that will reside in the unit must fill out an application and provide a government issued photo ID.
Rental History: Applicants must have a positive rental history. The refusal of a prior landlord to give a reference or a negative reference may be grounds for denial. Unlawful detainer or evictions may be a basis for denial if less than 5 years old. A foreclosure or short sale of a home is not an automatic denial.
Credit: A positive credit history is required. High debt, past debt, outstanding debt, third party collections and judgment may all be used as cause for denial. A low credit score, foreclosure or short sale is not an automatic denial.
Criminal History: Application will not be approved if applicant has a felonious criminal history.
Occupancy: The maximum number of residents equals two persons per bedroom.
Smoking Policy: There is no smoking allowed inside any property.
Alternative Criteria: If your application does not meet all of the above criteria, your application my be reconsidered with other options such as a co-signer, or additional deposit.
